Holiday apartments, B&B´s and guest houses form the more personal and intimate part of the hospitality industry; often the owners are also the managers having to deal with the entire back office (accounting, marketing, bookings, availability, picture and content management etc) at the same time as overseeing of the front office; taking care of guests as well as the staff. An important area such as online marketing is absolutely essential for creating and optimizing revenue, however this area often is not managed wisely as too many other things simply get in the way for the owner / manager. Making sure to have enough time to research the internet for booking sites; determining which are the right sites for your guest house, what fees / commission rates are applicable and whether the agencies offer self uploads & updates or not is not easy, especially as many of the sites are not as informative as could be desired.

When wanting to start up or boost your guest house on booking sites, you must carefully look at all your options before making a decision. There are hundreds if not thousands of sites to choose from; International sites, national as well as local sites all reaching each their designated target market and all with their own set of marketing strategies. Reaching a broad field within your area is always better – the saying, “the more the merrier” goes very well in this context. To place personalized holiday apartment listings on a selection, or better as many as possible of each of the mentioned type of agencies will help you reach a broader group of travelers and thus increase your occupancy and revenues.

Further one must also distinguish between the Booking Sites and the Directory Sites. First mentioned is exactly what the name indicates – a site on which the consumer can go to search, browse for accommodation, compare rates and book a room immediately. On Directory Sites your guest house is listed with your own contact details for the consumer to direct his inquiry straight to your establishment. Both type of sites serves a general purpose of marketing your guest house which is why having a profile on a selection of each can only improve your presence and help reach more potential guests.

In light of all of this one must have a system to organise & administer the huge number of guest house profiles which you eventually inevitably will end up having. As you go along the marketing route, you will discover new & important sites to have a listing on and very quickly your presence as a guest house on the internet gets out of hand if you don’t keep track of where and what your profile looks like. Some of the very first sites you registered to may have old images representing your guest house and the description might not be up-to-date. Somewhere in the process, you had new and better photographs taken, they were uploaded to some of the sites but you can’t be sure which ones.

As the internet plays the biggest role in both marketing and sales of most businesses today, it is essential for your accommodation to maintain your online profiles on the various Booking & Directory sites with the right images and information available to potential guests.

An exiting development called Reservationmanagers.com offers a truly revolutionary solution for your complete booking and directory site management. The easy-to-use system updates your properties complete details on literally ALL agencies you wish to work with! Thats a true break through because it is the first system that allows to work with ANY site or agency, and signing up is without waiting with a service desk that redefines the meaning of direct and personal service. Apart from allowing any agency, Reservationmanagers.com also updates all details, so apart from the usual availabilities and prices you can manage pictures and all general details too. No more over-bookings! Yes they are so sure about their service, they show it by offering complete overbooking prevention guarantee.

A true solution for increasing revenues and keeping clear of stress. The reservation management fee starts at only 0,25% over your revenue per channel, yes thats just a quarter of one percent per added agency. Of course its needless to say that the increased bookings of maximum exposure will pay that extremely modest fee back many many times. Not even mentioning the time you safe plus peace of mind knowing you have maximum exposure and your reservation buddies are within reach at all times.

“Using reservationmanagers.com i can rest assured and enjoy my days almost to the same degree my guests do” – Gea Zwiers

Airbnb has raised $100 million at a $1 billion dollar valuation, now it’s using some of that cash (and/or stock) to acquire a German ‘equivalent’ named Accoleo. This move is signaling Airbnb’s wish to expand all over the world. The startup will establish its first European office in Hamburg, Germany.

As a coincidence, one of its biggest rivals in Europe, venture-backed 9flats – started by Qype founder Stephan Uhrenbacher – is also based in Germany (Berlin, to be more precise).

Airbnb is growing in an explosive way. Last year it grew over 800%. The company is soon going to hit the 2 million nights booked in other people’s homes through their website. Airbnb currently offers properties in more than 13,500 cities and 182 countries all over the globe.

Airbnb co-founder Joe Gebbia, in a recent interview, said the service is becoming increasingly popular for listings abroad, and that a major focus in the near future will be on customizing the site to better help support that international growth. Gebbia expressed interest in Europe, South America and Asia (he cites China) for global growth.

The buying of Accoleo, terms of which were not disclosed, fits neatly into that picture. Accoleo founder Gunnar Froh will be leading Airbnb’s moves in Germany.

A recently launched Airbnb clone called Wimdu announced on Wednesday that it has already managed to procure some $90 million in financing from European investorsKinnenik and the Samwer brothers Rocket Internet. Theses investors have a past of investing in and developing clones of successful tech companies, as they are the same people who recently sold City Deal, a Groupon clone, to Groupon, and launched a startup called Zalando that is a clone of Zappos.

Interestingly, Airbnb is also in the midst of a fundraising round, in the process of raising $100 million at a valuation of $1 billion. So it appears that Windmu, in addition to copycatting Airbnb’s business model, is even mimicking its business strategy. Just like Airbnb,Windmu is a community-driven marketplace for private spaces. The startup currently lists 10,000 apartments in more than 150 cities around the world, and says it does all that in under 100 days. The company’s payroll has already expanded to 400 employees, who operate out of 15 offices worldwide.

Wimdu is not the only company to copy Airbnb’s idea, either. There’s 9flats, which recently obtained financing from Redpoint Ventures, and a German clone called Accoleo was just acquired by Airbnb two weeks ago. Airbnb sent out a warning last week to its 100,000-plus hosts, calling these clones “scam-artists”. The email detailed the Samwer brothers’ exploits in which they launched startups in the likeness of successful businesses in markets where those companies had not yet expanded in order to sell them to the businesses they copied.

An online short-term rental went horribly wrong for a San Francisco woman after someone who signed up through Airbnb.com trashed and robbed her place.

After posting a “sunny, bright, cozy loft” on the rental marketplace, the woman, who uses the pseudonym EJ, returned to find the apartment ransacked by a renter using the name “DJ Pattrson.”

Following a media firestorm, Airbnb, an online marketplace in the same vein as Craigslist that focuses on short-term rentals of homes, apartments and bedrooms for people on the go, has implemented changes to the rental process for users. On Monday, Airbnb CEO Brian Chesky wrote a blog post apologizing to EJ and detailing the new tools.

In an item titled “Our Commitment to Trust and Safety” Chesky wrote, “…[W]e let her down, and for that we are very sorry…We should have responded faster, communicated more sensitively, and taken more decisive action to make sure she felt safe and secure.”

The company’s new safety tool, Airbnb Guarantee, covers theft and vandalism charges of up to $50,000 for hosts and the online market place is creating a trust and safety department.

These changes came after a June blog post on “Around the World and Back Again” had gone viral and threatened to hinder the Web site’s meteoric rise.

“I returned home from an exhausting week of business travel to an apartment that I no longer recognized. To an apartment that had been ransacked…My home had been burglarized, vandalized and thoroughly trashed by a ‘traveler’ I connected with via the online rental agency, airbnb.com,” wrote host EJ.

Attempts to reach “EJ” were unsuccessful. San Francisco Police, who are looking into the case, said she didn’t want to be identified.

Airbnb is utilized by both hosts and renters. The hosts pay a fee of 3 percent for successful bookings.

Renters are billed a service fee of 6 to 12 percent to utilize the website that has investors like Ashton Kutcher.

Last week, the company announced $112 million in financing and has seen its valuation increase to more than $1 billion.

The Web site has a social media component that allows users to interact on the platform without disclosing any personal information like email addresses or phone numbers.

The service does not allow users to communicate off the platform until a payment or offer is accepted on the portal. At that point, travelers and hosts communicate about how to access the room or apartment for rent.
